Buildium Alternatives (2026): Cheaper and Simpler Options Compared

Buildium is a capable platform, but people go looking for alternatives for predictable reasons: the learning curve, per-payment and per-bank-account fees on the entry plan, and a big jump in price to the Growth plan. Here are the realistic replacements, depending on why you are leaving.

The short version

Want something easier to run: DoorLoop. Manage for outside owners on a budget: Rentec Direct. Small portfolio, cost above all: TenantCloud or RentRedi. Growing into a large management company: AppFolio.

Buildium's pricing, for reference

Essential starts at $62 a month, Growth at $192 and Premium at $400. On Essential, incoming tenant EFT payments cost $2.35 each, extra business bank accounts are $99 each and e-signatures $5 per document. Growth drops those fees and adds phone support.

DoorLoop: the most common switch

DoorLoop covers the same core as Buildium (rent collection, maintenance, screening and real accounting) with a noticeably easier setup. Pro adds multi-entity accounting, bank sync and QuickBooks sync for growing portfolios. See DoorLoop pricing for the full fee breakdown.

Rentec Direct: if you hold other owners' money

If trust accounting and owner statements are why you chose Buildium, Rentec Direct's PM edition is the budget alternative, with very cheap screening and low ACH costs. The interface is older. See Rentec Direct vs Buildium.

TenantCloud and RentRedi: if you are overpaying

If you manage your own units and are paying for features you do not use, a lower-cost platform may be enough. TenantCloud includes accounting from $15 a month on its annual plan; RentRedi is about $12 a month with unlimited units.

Before you switch

  1. Export everything first: tenant ledgers, owner statements, leases and at least a year of transactions.
  2. Switch at a clean break: the start of a month, or better, the start of a year.
  3. Ask the new vendor what they import for you and what you will rebuild by hand.

Try the easiest Buildium alternative

DoorLoop includes full accounting and owner statements, and most landlords are running within a day.
