TurboTenant Review: Is the Free Landlord Software Worth Using?

TurboTenant is one of the most popular tools for small, self-managing landlords, largely because its core features cost the landlord nothing. This review is built from TurboTenant's published pricing and features plus independent reviews, compared against the platforms we cover on this site. We have not run our own portfolio on it, and we say so up front.

4.0 /5

The short version

A strong, low-cost choice for landlords with a handful of units who mainly need listings, screening and online rent collection. The free plan has no unit cap. Accounting is only in the top paid tier, and it is not built for managing other owners' properties.

What TurboTenant does

TurboTenant covers the front half of being a landlord: advertising a vacancy, taking online applications, screening tenants, signing leases and collecting rent. Screening runs through TransUnion, covering credit, criminal and eviction history. Tenants get a portal for payments and maintenance requests with photos.

Pricing

As of October 2026, TurboTenant lists three self-management plans. Always confirm current pricing on their site.

PlanPrice (1–10 units)What it adds
Free$0Listings, applications, screening, online rent collection
Essentials$149/yrOnline lease creation and e-signatures, faster rent collection, priority listing review
Pro$199/yrBuilt-in accounting (Schedule E support), free ACH for tenants, income verification, unlimited bank accounts

Annual prices rise with unit count. Applicants normally pay for screening reports, and card rent payments carry a fee of about 3.5% that falls on the tenant unless you absorb it. TurboTenant also sells a full-service option and a flat-fee tenant placement service.

Strengths and weaknesses

What works

  • Free plan with no unit cap, so you can start without a monthly bill
  • TransUnion screening with the cost normally paid by the applicant
  • Paid tiers are cheap: the Pro plan costs less per year than many competitors charge per month
  • Large user base, so many tenants have already used it

Where it falls short

  • Accounting only in the Pro tier, and aimed at your own taxes, not owner statements or trust accounting
  • Not designed for managing properties for outside owners
  • Card payments are expensive for tenants unless you absorb the fee
  • Lease e-signatures need a paid plan

TurboTenant vs DoorLoop vs Avail

Against Avail: the two are close. Both have free tiers and low-cost upgrades. Avail is often preferred for state-specific lease templates in heavily regulated states; TurboTenant for its screening and very low Pro pricing. See our TurboTenant vs Avail comparison and Avail review.

Against DoorLoop: DoorLoop costs more but is a full property management platform, with complete accounting, owner statements and maintenance workflows in one place. If you have more than a handful of units or manage for anyone else, DoorLoop is the stronger fit. Read the DoorLoop review →

Who it is for

TurboTenant fits self-managing landlords with roughly one to ten units of their own who want to fill vacancies and collect rent cheaply. Growing landlords and anyone handling other people's money should look at DoorLoop or Buildium instead.

The verdict

For a small landlord, TurboTenant is one of the best values available: the free plan is genuinely usable and the Pro tier is inexpensive. Its ceiling is accounting and multi-owner management, so plan to move up as your portfolio grows.
