Suite 500 — Researched review
Avail Review: Free Landlord Software From the Realtor.com Network
Avail is a free-to-start landlord platform that is part of the Realtor.com network, built for people who own a few rentals and manage them themselves. This review is built from Avail's published pricing and features plus independent reviews, compared against the platforms we cover on this site. We have not run our own portfolio on it.
The short version
One of the best free options for small landlords, especially in heavily regulated states thanks to its state-specific, lawyer-reviewed leases. Bookkeeping is basic, and tenants pay a fee on bank transfers unless you upgrade.
What Avail does
Avail handles listing a vacancy (syndicated to Realtor.com and other rental sites), online applications and screening, state-specific leases with e-signatures, online rent collection, maintenance tickets with photos, and basic income and expense tracking. Its lease templates are its signature feature.
Pricing
As of October 2026, from Avail's website. Always confirm current pricing before you sign up.
| Plan | Price | What it includes |
|---|---|---|
| Unlimited | $0 | Unlimited units, listings, state-specific leases with e-signing, rent collection, maintenance tracking, income and expense tracking |
| Unlimited Plus | $9/unit/mo | Waived ACH fees, faster payouts, custom application questions, customizable and reusable leases, property website, priority support |
Applicants usually pay for screening, though you can choose to cover it. On the free plan, tenants pay $2.50 per bank-transfer rent payment; Unlimited Plus waives that. Card payments carry a 3.5% fee on either plan. Because Unlimited Plus is priced per unit, it gets expensive faster than flat-priced competitors as you add units.
Strengths and weaknesses
What works
- Genuinely usable free plan with no unit cap
- State-specific, lawyer-reviewed lease templates included free
- Listings syndicated to Realtor.com and other major rental sites
- Simple enough for a first-time landlord
Where it falls short
- Bookkeeping is income and expense tracking, not full accounting
- Tenants pay a $2.50 ACH fee on the free plan
- Per-unit paid pricing scales poorly past a handful of units
- Not built for managing properties for other owners
How it compares
Against TurboTenant: very close. Avail wins on included lease templates; TurboTenant wins on flat, cheap paid pricing. See our TurboTenant vs Avail comparison.
Against DoorLoop: DoorLoop costs more but includes full accounting and owner statements. Once bookkeeping becomes real work, DoorLoop is the better fit. Read the DoorLoop review →
Who it is for
Self-managing landlords with one to roughly five units, particularly in states with complicated lease rules, who want to start free.
The verdict
Avail is an easy recommendation for a small landlord: the free plan covers the essentials and the leases alone are worth a look. Plan to move to a platform with real accounting as you grow.
