Property Management Software Cost Calculator

Enter how many units you manage and see roughly what each platform’s subscription costs per year. Free plans are shown too, so you can see what paying actually buys you.

Platform and planEstimated yearly costPer unit per monthNotes

Estimates use each platform’s published annual-billing price where offered, as of October 2026. “From” means the real price rises with your unit count or is quote-based. Excludes payment, screening and setup fees, which tenants or applicants often pay. Always confirm on the provider’s site.

How to read the results

The cheapest number is not always the cheapest choice. Free tools usually push payment fees to tenants and leave accounting to you; if you spend a few hours a month reconciling books, a paid platform often pays for itself. Frequently asked questions

How much does property management software cost per unit?

It ranges from free (TurboTenant, Avail, Innago, Stessa and Baselane core plans) to a few dollars per unit per month for full platforms. Flat-priced tools like RentRedi get cheaper per unit as you grow; per-unit tools like Avail Unlimited Plus get more expensive.

What costs does the calculator leave out?

Payment processing, screening, e-signature and setup fees. Tenants and applicants pay many of these by default, but some fall on the landlord.
