Hemlane Review: Software Plus Repair Coordination

Hemlane is landlord software with an optional human layer: on its higher plans, a team coordinates repairs around the clock and can handle tenant communications. This review is built from Hemlane's published pricing and features plus independent reviews, compared against the platforms we cover on this site. We have not run our own portfolio on it.

3.5 /5

The short version

A sensible middle ground if maintenance calls are what you want off your plate. The software-only Basic plan is cheap; the service plans get expensive per unit.

What Hemlane does

Hemlane’s software covers lease tracking, document storage and e-signatures, rent collection with no ACH fees on Basic, late fees, financial tracking and tenant messaging. Essential adds repair coordination with 24/7 emergency support and state-specific leases; Complete adds a property management assistant and a vetted repair network. Tenant placement, inspections and eviction protection are add-ons.

Strengths and weaknesses

What works

  • Software-only Basic plan is inexpensive
  • 24/7 repair coordination without hiring a manager
  • Free ACH rent on Basic
  • Flexible: pick software only or add services

Where it falls short

  • Service plans cost a lot per unit at scale
  • Placement and inspections cost extra
  • Less accounting depth than dedicated platforms
  • Not designed for managing outside owners

How it compares

Against DoorLoop: DoorLoop is the stronger software, with fuller accounting; Hemlane’s advantage is the human repair coordination. Read the DoorLoop review →

Against a full-service manager: at $58 per unit plus the platform fee, Complete can approach the cost of a traditional manager on low-rent units. Run the numbers against local management quotes.

Who it is for

Out-of-state or busy owners with a handful of units who want maintenance handled without handing over full management.

The verdict

Hemlane fills a real gap between doing it yourself and hiring a manager. Use Basic as cheap software, or Essential if after-hours repair calls are the problem.
