Baselane Review: Banking and Bookkeeping Built for Landlords
Baselane approaches landlord software from the banking side: separate accounts for each property, automatic bookkeeping on top, and rent collection that lands money straight in those accounts. This review is built from Baselane's published pricing and features plus independent reviews, compared against the platforms we cover on this site. We have not run our own portfolio on it.
The short version
A smart, free way to separate every property’s money and get bookkeeping almost automatically. Light on day-to-day management features such as maintenance workflows.
What Baselane does
Baselane gives you as many checking and savings accounts as you want, one per property if you like, and categorizes transactions into property-level bookkeeping with reports such as cash flow, NOI, rent roll and a Schedule E tax package. It collects rent online, with reminders, late fees and autopay, and syncs with QuickBooks and Xero.

Strengths and weaknesses
What works
- Free unlimited bank accounts, one per property
- Bookkeeping that largely runs itself
- Schedule E tax package and lender-friendly reports
- QuickBooks and Xero sync
Where it falls short
- Not a full property management platform
- Tenants pay card fees; ACH fee unless you absorb it
- Automation features need the paid Smart plan
- Banking is through a partner bank
How it compares
Against Stessa: similar territory. Baselane leads with banking per property; Stessa leads with investor reporting. See our Stessa review.
Against DoorLoop: DoorLoop runs operations, maintenance and owner statements. Baselane keeps money and books clean. Some landlords use both. Read the DoorLoop review →
Who it is for
Landlords who want each property’s money separated and books kept with minimal effort, from a couple of units to a few dozen.
The verdict
If commingled money and messy books are your problem, Baselane’s free plan is one of the cleanest fixes available. For full management, add or move to a platform built for operations.
